The Vision

Garrison Village is planned as a two-phase new construction housing project to meet the need for affordable housing for seniors in Groveland, allowing residents to remain in their community and to live independently at home for as long as possible.

The Opportunity

Garrison Village will meet a significant need in Groveland by providing affordable senior housing.

Per Groveland's 2023 Comprehensive Plan, the age composition of Groveland's population is anticipated to change with a 136% increase in the number of adults over age 65. By 2050, it is estimated that 1 in 3 Groveland residents will be over age 65.

Public Benefits

Aging In Community

Garrison Village will provide seniors an opportunity to age in their community where many have lived, worked, and raised families. Garrison Village residents will live independently but have access to services as needed to remain independent for as long as possible. Garrison Village offers maintenance-free living, with 24/7 on-call maintenance, landscaping, and snow removal. It is planned for utilities (heat, hot water, electric) to be included with rent.

Community Life and Activities

Community life, activities, and on site events provide residents with opportunities for socialization, engagement, lifelong learning, as well as an environment to build a strong community. Living in community helps prevent the isolationism faced by many older adults. Our robust community life programs provide a variety of activities covering many different interests.

Supportive Services

Supportive services and care coordination will be available to all residents who may require assistance to remain independent. Bethany provides a dedicated Resident Service Coordinator (RSC) at all locations to serve as an advocate for residents living in a Bethany community. As residents age they may required assistance with housekeeping, personal care assistance, meal delivery, grocery shopping, transportation and/or other health care related needs such as Medicare, Medicaid, Social Security, and VA benefits.

Transportation

Garrison Village is located close to the MeVa bus route which stops near Groveland Town Hall. Bethany will also provide scheduled transportation to local health care facilities as well as regular shopping trips. Garrison Village is less than 1 mile to the Rivers Edge Plaza shopping center, and only .7 miles to Town Hall, the Langley-Adams Library, and the Pines Recreation Area.

Affordable Housing

This development will provide 45 new units of affordable senior housing in the first phase, with the potential to add 45 additional units in the future. The increase in housing costs and the current inflationary environment puts pressure on those with lower and fixed incomes, which include Groveland’s aging population. Many seniors feel pressure to downsize as housing costs continue to increase.

Community Space

A community space at Garrison Village is critical for social gatherings, educational, cultural, and recreational events. The space will be for on-site residents as well as for non-residents through coordinated programming with the Groveland Council on Aging (COA).
